Potential BTO at Kallang Basin Swimming Complex, St Wilfred Sport Centre sites likely to be Plus flats: ERA Singapore
The intentions to seal the Kallang Basin and St Wilfred sports facilities for redevelopment are timely, given that both locations are substantially older matched up to many other sports facilities, sees Eugene Lim, main executive officer at ERA Singapore. “It makes good sense for the sites to pave the way for far better land usage, specifically given that they are situated rather close to the city centre,” he includes.
On the other hand, the St Wilfred Sport Center is a 10-minute stroll from Boon Keng MRT Station. It stands close to St George’s Road, wherein much of the existing HDB flats date back to the 1980s, according to Lim.
Residents will have connectivity to a brand-new Sport-in-Precinct facility in nearby Kolam Ayer, which is scheduled to launch at the end of the year. Meanwhile, plans to introduce public housing at the two sites are presently being researched, according to the agencies.
Lim assumes that future Build-to-Order (BTO) projects at the place could be assigned as Plus flats due to their proximity to town and services. Plus flats have tighter resale restrictions compared to Standard category apartments, including a longer minimum occupation era of 10 years and limitations on renting the flat.
The Kallang Basin ActiveSG Swimming Complex and the St Wilfred ActiveSG Sports Centre will stop operations permanently in the second part of 2025. On June 13, URA, HDB and Sport Singapore together declared the closing of the facilities upon their lease expirations. The Kallang Basin facility, found on Geylang Bahru Lane, is going to close on Sept 1, and the St Wilfred facility on St Wilfred Road is going to close on Oct 1.
The Kallang Basin Swimming Complex location is inside walking range of Geylang Bahru MRT Station and the Geylang Bahru Market and Food Center. Lim marks that the majority of the general public property blocks in the Geylang Bahru area were built in the 1970s, suggesting a wish for new advancements that will certainly invigorate the location.
He forecasts the future BTO task at the site might include a mix of two- to four-room flats. “The close-by sites have a plot proportion of 2.8, and assuming a similar plot ratio, we might see some high-rise BTO apartments, potentially approximately 36 floors,” he includes.
