Sunway Property launches Sunway Majestic with 70% of buyers from Malaysia, 30% from Singapore

Johor is gaining from significant plan and infrastructure catalysts. The Johor– Singapore Special Economic Zone (JS-SEZ), formalised earlier this year, is projected to draw in considerable investment and trade circulations. Meanwhile, the RTS Link, linking Bukit Chagar (JB) to Woodlands (Singapore) by late 2026, will cut cross-border travel to just six mins.

Sunway Majestic marks Sunway Property’s first development in JBCC and the city centre’s very first SOHO apartments. Sunway Majestic has 1- to 3-bedroom SOHO units starting at RM400,000, with the option to customise under Sunway Property’s special Design to Own concept. This rate point sits well just within the range sought by 72% of reviewed buyers (RM1 million and below), the Sunway news release claims.

According to a private research by Milieu, selected by Master Community Developer Sunway Property (June 2025) to determine Singaporeans’ interest in Johor real properties, almost half (48%) of examined property applicants are considering Johor Bahru for their next purchase– 83% of whom already own property in Singapore.

Sunway Property has already introduced Sunway Majestic, its primary project in Johor Bahru City Centre (JBCC) and the city centre’s very first SOHO flats. With freehold tenure, a site just 3 kilometres from the upcoming Johor Bahru– Singapore Rapid Transit System (RTS) Link, and alongside Sunway Commercial Square, the project is purposefully placed for both own-stay customers looking for city-centre convenience and investors wanting to catch cross-border rental need.

” Homebuyers here are critical and believe long term,” stated Gerard Soosay, Sunway Property Ceo (Southern Area). “Johor Bahru’s appeal is genuine, yet expectations are greater: communities have to be safe, linked, and versatile to cross-border lifestyles. That is the standard we are developing towards. Our role as Malaysia’s Master Community Developer is to satisfy this evolving landscape with a lasting sight, co-investing in the places we develop and staying true to our promise of being With You For Generations.”

Buyers to date reflect Johor Bahru’s cross-border account, with 30% Singaporeans and 70% Malaysians (of that 60% work inside Singapore). Acquisitions are mostly for own stay (70%), with 30% for investment.

The development includes multi-tiered security systems. Connectivity is improved via a dedicated transport services to the RTS, a walkway link to Hutan Bandar, and access to neighboring malls, schools, and medical care amenities. It is adjacent to Sunway Commercial Square, a retail center for shopping and dining to be taken care of by Sunway Malls.

Sunway Majestic is also portion of Sunway Property’s The BIG Deal campaign, including 16 Signature Projects and New Launches throughout Klang Valley, Johor, Ipoh, and Penang. Ranging from currently till Nov, the campaign offers RM10 million in revenue rewards, alongside exclusive bundles and buyer motivations.
