The Assembly Place, TS Home to repurpose Phoenix Park into Singapore’s largest co-living destination
TAP’s Lim says the site at Phoenix Park shows “a chance to redefine what community living suggests in Singapore”.
The addition of Phoenix Park will broaden TAP’s in service and pipeline portfolio, which presently makes up greater than 3,400 keys throughout 100 places and nearly 1,500 keys under development. The group is targeting a portfolio of 10,000 keys by 2030.
Integrated in 1949, Phoenix Park was declared a historical spot by the National Heritage Board in 2012. The site in the past housed the British Far East Command and the British High Commission before functioning as the Ministry of Home Affairs central office from 1977 to 2001.
Oh Boon Shi, supervisor and COO of TS Home, believes the transformed Phoenix Park site will also attract community and overseas prospects looking for unique way of life and wellness events, as the facilities will be accessible to the general public.
The occupancy, allocated by the Singapore Land Authority (SLA), has a preliminary five-year term with an option to renew for a further four years. TS Group is a home-grown property developer and driver of dormitories, boarding residences and massive neighborhood rooms.
Found at 300 to 320 Tanglin Roadway, the 610,487 sq ft location is equivalent in dimension to 8 football areas. It comprises 33 conserved colonial-era black-and-white buildings dispersed across the place, with surface car and motorcycle parking garage.
The project notes the JV’s 3rd partnership– having worked on Singapore’s first intergenerational co-living residence at the previous Henderson Primary School, branded Commune @ Henderson, as well as three websites under the Ministry of Health Holdings that were converted into purpose-built holiday accommodation for foreign health care experts.
The plan will integrate serviced homes and college student accommodation with health centers, sports amenities, dining channels and community rooms, creating a live-work-wellness ecosystem throughout the heritage precinct. The JV partners are anticipated to take control of the spot in October, with the first stage planned to open in 1Q2027, says Eugene Lim, Chief Executive Officer of TAP.
TS Home, a subsidiary of TS Group, protected the master tenancy for Phoenix Park with the top of 7 offers, offering an once a month rental fee of $404,888.
