Mount Pleasant estate to have 6,000 HDB flats, up from 5,000 previously announced
Six buildings, which HDB claims were “identified as one of the most considerable depictions of authorities heritage”, have actually been conserved and will definitely be integrated into the brand-new estate. Four blocks are going to be repurposed for different uses including a neighbourhood police post and SPF Heritage Gallery. One block is going to continue to work as the Senior Policeman’ Mess, while another will be incorporated right into future property developments. Additionally, the previous OPA parade square will be kept as public space for community use.
According to HDB, the increased supply complies with “further detailed planning researches” and will help to fulfill good property demand.
Lee Sze Teck, leading director of data analytics at Hiuttons Asia, believes the Mount Pleasant Crest project that will be launched for sale in October will draw strong interest, as a result of its location near Mount Pleasant MRT Terminal and schools such as CHIJ Primary Toa Payoh and Singapore Chinese Girls’ School.
Mount Pleasant’s proximity to Toa Payoh will also factor right into demand and pricing. “The project might be a Prime BTO as resale flat prices in Toa Payoh are quite high and the older estate has one of the highest numbers of million-dollar resale flats,” Lee adds. Prime lodgings are subject to tighter regulations, such as a 10-year minimum occupation duration and a subsidy clawback.
The Mount Pleasant estate rests on the site of the Old Police Academy (OPA), near the Thomson Flyover off the Pan Island Expressway. The OPA was run as the training institute for the Singapore Police Force (SPF) up until 2005.
The first BTO project in the Mount Pleasant estate will be started as section of the October 2025 BTO activity. Labelled Mount Pleasant Crest, it is going to give around 1,350 units of two-room flexi to four-room flats. There will even be 270 units of public rental flats.
This will be the 2nd BTO project to offer the white flat layout, after the Crawford Heights BTO project, which launched last October. According to HDB, around four in 10 flat buyers opted for the layout at that project.
Four Build-to-Order (BTO) ventures are prepared for the upcoming Mount Pleasant estate, that will produce around 6,000 brand-new flats upon finish. This is 1,000 more than the 5,000 units formerly released for the 33ha site, HDB says in a Sept 2 announcement.
Eugene Lim, key executive officer at ERA Singapore, indicates that the white flat theme at Mount Pleasant Crest might attract younger Singaporeans and house owners planning to do extensive renovations. “A white level typology will certainly give them the option to personalize their design to cater to their housing needs, permitting versatility over the much longer term,” he claims.
HDB states the “white flat” layout will be given at Mount Pleasant Crest. Flat investors can select the open-concept layout, that offers an adjoining living and bedroom room without partition surfaces, when they are invited to reserve a flat.
Offered by the new Mount Pleasant MRT Terminal on the Thomson-East Coast Line, Mount Pleasant will be a car-lite estate and include Transit Priority Corridors with dedicated bus lanes, bigger foot ways and biking routes. New roads, including a main highway named “Old Police Academy Roadway”, will also be constructed to enhance availability. There will also be a protected pedestrian road that attaches the various precincts in Mount Pleasant, HDB says.
